Tom Johnston

Senior Director

Tom Johnston is a Senior Director in the Restructuring practice, based in London. Tom is a Chartered Surveyor, who leverages over 10 years of experience in real estate valuation work, predominantly within the banking sector, for secured lending, business support and recovery purposes.

He specializes in LPA receiverships and pre-appointment advice, managing all aspects of the receivership process from appointment through to disposal, in all asset classes.

Prior to joining Kroll, Tom was an associate director of a UK firm of Chartered Surveyors. He was the lead surveyor on valuation portfolios with book values in excess of £500 million (mn).

During his career, Tom’s work has spanned the majority of property classes, including high-end residential properties, listed buildings and development sites, and investment portfolios (commercial and residential).

Notable instructions include:

  • Acted as Case Manager of a receivership over a part-built development in Poole, which involved dealing with all stakeholders and concluded with a sealed bids process. Full redemption for lender in April 2021.
  • Sold an industrial estate in Grays in December 2020. The property had no building regulations and was part built on third-party land. Full redemption for the lender.
  • Negotiated a deal in Stanmore. The site was on greenbelt land and was occupied by a sitting tenant on unregularized terms. Recently sold for £2.75 mn, which produced a full redemption.   
  • Advising the secured lenders in respect of several regional shopping centers, department stores and retail parks, plus development sites, office blocks and industrial portfolios.

Tom holds a Bachelor of Science degree in real estate from Sheffield Hallam University. He is also a member of the Royal Institution of Chartered Surveyors (RICS), a RICS Registered Valuer, and a trainee member of the Association for Property & Fixed Charge Receivers (NARA).
