Sam Sherwood is a senior director in the Real Estate Advisory Group, based in Washington, D.C. Sam leverages more than fifteen years of experience in providing real estate consulting and valuation services. His expertise includes valuation of life science/biotechnology research and manufacturing facilities, low-income housing and historic tax credits, transferable development rights, air rights, multi-phase land developments, charter school facilities, fractured condominiums, rights-of-way, easements and subsurface property rights.

Prior to joining Kroll, Sam served was First Vice President of Newmark Knight Frank’s Valuation and Advisory Group in Washington, D.C. Before that, Sam served as Director at Integra Realty Resources, Washington, D.C. Sam’s private sector clients include an array of lenders (commercial and investment banks, life insurance companies, pension funds and CMBS syndicators), as well as property owners, developers, and equity investors.  He has also worked extensively on behalf of various public agencies from the U.S. General Services Administration, the U.S. Army Corps of Engineers, municipal authorities and transit agencies.

Sam has assisted the District of Columbia in the disposition of more than a dozen mixed-use development sites, and worked with DC Water, the Maryland Department of Transportation, and the Washington Metropolitan Transit Authority in acquiring property rights related to major infrastructure projects such as the Maryland’s Purple Line and the DC Clean Rivers Project. Other notable engagements include appraisals and highest and best use studies of the Audi Field (DC United soccer stadium) site, Armed Forces Retirement Home (AFRH), and numerous federal facilities including the headquarters of the Department of Transportation, Department of Labor, Department of Energy, and U.S. Patent and Trademark Office.

Sam received a bachelor’s degree in politics and political economy from Princeton University. He is a Certified General Real Estate Appraiser in Maryland, Virginia and the District of Columbia, and he has been recognized as an expert by the District of Columbia Superior Court and Maryland Tax Court. Sam also holds an MAI designation from the Appraisal Institute and serves on the board of its Metro Washington, D.C. chapter.
