Paola Ricciardi

With more than 25 years of experience in real estate, Paola specializes in real estate valuation, advisory services, development projects, portfolio analysis and asset management. She advises clients across a broad range of sectors, including hospitality, retail, mixed-use developments and income-producing properties and has extensive experience supporting complex valuation and strategic advisory engagements.

Since joining Kroll in 1999, Paola has led multidisciplinary teams on development projects, feasibility studies and analyses of large-scale real estate assets, including hotels, shopping centers, resorts, multiplexes, outlet centres and theme parks. She has overseen numerous brownfield redevelopment projects and has substantial experience managing major valuation assignments, including privatizations, spin-offs and sale-and-leaseback transactions for leading Italian corporations. Paola has also coordinated large-scale portfolio valuations, Asset Quality Reviews and Independent Expert assignments. Previously, as European Coordinating Manager, she was responsible for the development and oversight of pan-European real estate projects and cross-border engagements involving the United States.

Paola is a member of the Royal Institution of Chartered Surveyors (FRICS) and has been a member of the Italian Professional Association of Architects since 2000. Paola has been a member of the Board of Directors of National Council of Shopping Centers (CNCC) since 2020 and was appointed Chairman of the Real Estate Committee of AmCham Italy for the 2024-2026 term.

Previously, Paola served on the RICS Italy Board from 2007-2013 and was a member of the European Valuation Working Group from 2008-2015. She was a member of the Consiglio di Presidenza and Vice President of Confindustria Assoimmobiliare with responsibility for ESG matters and has served on its Consiglio Generale since 2024. She had also contributed to the establishment of Real Estate Ladies Association (AREL) in Italy 2006, where she served as Vice President and a board member.

Paola is a frequent speaker at national and international real estate conferences and collaborates with several leading Italian universities, including Politecnico di Milano, Politecnico di Torino and Bocconi University.
